Both roads to which this refers are already heavily congested at peak periods and busy for most of the day. On a bad morning at 8am it can take 20 minutes+ to traverse the half mile of Coldhams Lane from Rosemary Lane to Sainsburys. There are already two other developments in progress on Coldhams Lane. It simply does not have the capacity to accommodate more traffic on the proposed scale.

There is also already a major problem with rat-running through the residential area of Church End/Rosemary Lane. This can only be exacerbated by a huge number of additional vehicles added to the peak flows by this proposal.
