Policy 12a: Business

Respondent: Dencora Trinity LLP

Policy 12A (Object)
The Policy refers to Trinity Hall Farm Industrial Estate creating up to 1500m2 additional B1 floor area. This figure should be slightly more flexible allowing for a net increase up to 2500m2. The current emerging scheme show an increase of just under 2000m2 net increase, but it is sensible to build in some flexibility. This figure figurer (1500m2 is referred to elsewhere) and should be updated accordingly. The existing site is a low density development comprising circa 5000m2, so it is reasonable to assume the site can easily accommodate a net increase of 2500m2.

Policy 18: Cycle Parking
Representation ID: 54589
Received: 05/10/2020
Respondent: Dencora Trinity LLP

Policy 18 states “At least 5-10% of cycle parking provision should be designed to accommodate non-standard cycles and should consider appropriate provision for electric charging points”.
It is unclear what use class this requirement applies to. 10% would be a very high figure for commercial development.

Policy 23: Comprehensive and Coordinated Development
Representation ID: 54599
Received: 05/10/2020
Respondent: Dencora Trinity LLP
Agent: Carter Jonas
Policy 23 b (Object) The policy should be more flexibility worded to acknowledge that some parcels coming forward will be modest in scale and/ or in a peripheral location and therefore do not warrant or justify a comprehensive masterplan. The level of detail/extent required for the masterplan should be commensurate to the scale and nature of the application submission.

Policy 17J (Object)
As an aspiration an improved pedestrian and cycling crossing should be delivered at the intersection between Milton Road and the Cambridgeshire Guided Busway is supported, but further work needs to be undertaken to identify the scope, extent and purpose of such infrastructure works as part of the AAP before becoming enshrined in policy. Without such detailed work there has to be a question mark about delivery and how connections with nearby schemes can be integrated with routes.
